King Township Pool Permit Requirements

Installing a swimming pool in King Township requires several approvals to ensure the project complies with zoning, safety, grading, drainage, and municipal requirements. The specific requirements vary depending on your property, pool location, lot grading, and proposed hard landscaping. 

Zoning Certificate Required

King Township requires homeowners to obtain a Zoning Certificate before applying for a Pool Permit. The Zoning Certificate confirms that the proposed pool, equipment, and associated structures comply with municipal zoning requirements and setbacks. 

Site Plan & Survey Requirements

A site plan or property survey must be submitted showing:

  • Proposed pool location
  • Pool equipment location
  • Setbacks from property lines
  • Existing and proposed structures
  • Easements and septic systems (where applicable)


The Township also requires an overview of all hard landscaping and impervious surfaces on the property, including driveways, walkways, patios, accessory structures, pool equipment pads, sports courts, artificial turf, and other hardscape features. 

Pool Enclosure Requirements

All swimming pools must be protected by a compliant pool enclosure in accordance with King Township's Fence By-law.

Permit submissions must include:

  • Pool enclosure drawings
  • Fence details
  • Gate details
  • Existing enclosure photographs (if applicable)

The pool enclosure must be inspected and approved before the pool can be filled with water.

Grading & Drainage Plans

One of the most commonly overlooked requirements for pool projects is drainage.

King Township requires grading and drainage information demonstrating:

  • Existing and proposed elevations
  • Swales
  • Drainage patterns
  • Slope direction
  • Surface grades

Oak Ridges Moraine & Conservation Authority Approvals

  • Toronto and Region Conservation Authority (TRCA) regulated areas
  • Lake Simcoe Region Conservation Authority (LSRCA) regulated areas

Depending on the property, homeowners may need to obtain a Conservation Authority permit or written confirmation that no permit is required.

Security Deposits & Inspections

 King Township requires a security deposit for pool permits. Prior to release of the security deposit, inspections are required for:

  • Pool enclosure compliance
  • Grading compliance
  • Municipal road damage review

For properties located within newer subdivisions, additional certification from the Developer's Engineering Consultant may also be required.

Hard Landscaping Exemptions
